Your Property Tax Bill Grew Faster Than Broward Did
Your August TRIM notice is on its way, or it's already sitting on your counter. Most people give it a glance, decide it looks about right, and file it. This year, spend five more minutes on it. The numbers behind that envelope tell a story worth knowing.
Florida TaxWatch just compared property tax growth against population and inflation for all 67 counties over the last ten years. Broward's property tax levy grew 100.3 percent from 2014 to 2024. Population and inflation combined grew 44.0 percent over that same stretch. That's a gap of more than two to one, and it ranks Broward 27th of 67 counties for how far tax growth ran ahead of the fundamentals that usually explain it.
In 23 years selling in west Broward, I've learned this kind of gap almost never shows up as one dramatic jump. It builds a percent or two a year, quietly, until a decade later the total is hard to argue with. That's exactly why it slips past people. No single notice looks alarming. The trend does.
A higher county levy doesn't automatically mean your specific bill is right. The assessed value, your exemptions, and the annual cap all feed the number, and any one of them can be wrong on your parcel. On a typical Broward home, a single year of over-assessment quietly costs you a few hundred dollars, and it compounds, because next year's cap is calculated off this year's inflated base. The county pushes out hundreds of thousands of these notices. Yours isn't getting individual attention. You're the only person with a real reason to check it closely.
So when your TRIM notice lands, do three things. Compare this year's assessed and taxable values to last year's, line by line, not to what you think the house is worth. A jump that outpaces the market is your flag. Next, confirm your homestead exemption is actually applied. It saves you every year, and it drops off more often than you'd think, especially after a refinance or a change in title. Last, if you moved within Florida recently, make sure your Save Our Homes portability carried over. That benefit is worth real money, and it doesn't always transfer on its own.
And watch the clock. You get a limited window after the TRIM notice to formally object through the county's value adjustment process. Miss it and you're locked into that number for the year, right or wrong.
None of this is a reason to panic about your taxes. It's a reason to read the notice like it matters, because it does, and because the trend says Broward homeowners have been carrying more of the load than the fundamentals justify.
