Most people drive past Westridge without noticing it. The entrance sits off Nob Hill Road in 33324 and doesn't announce itself.
 
Ninety-eight houses on five streets, built between 1995 and 2001. Nothing has been added since, so there's no second phase and no back section put up ten years later with different rooflines.
 
The lots are the reason people buy here. The median is 35,240 square feet, about eight-tenths of an acre. Builders call that a builder's acre. A true acre is 43,560 square feet, so these fall short of one, though you'll still see listings call them acre lots.
 
What matters more is how even they are. Eighty-six of the ninety-eight measure between 0.80 and 0.90 of an acre, and the median comes out nearly the same on all five streets. Houses sit deep on their lots with real space between them, and almost all of them have a pool.
 
Homes run three to six bedrooms, roughly 3,200 to 6,000 square feet.

The gate is staffed. There's a person in the booth, not a keypad.
 
Dues are $1,287 a quarter, or $429 a month, as of July 2026. That number surprises people who expect a clubhouse to come with it. There isn't one. No community pool, no courts, no events calendar.
 
At that rate, across ninety-eight homes, the association collects a little over half a million dollars a year. It pays for the gate staff, security patrol, landscaping at the entrances, lighting, insurance and reserves. None of it goes to amenities because there aren't any.
 
If a staffed gate matters to you, that's roughly what one costs. If it doesn't, there are communities ten minutes away charging less. I'd rather you know that before you fall for a house.
 
Dues change. The figure above is accurate as of July 2026 and should be verified before you rely on it.

Not much. A few homes a year, sometimes fewer.
 
Four homes closed here in the twelve months ending August 2026, against three the year before. Those four ran from $1,000,000 to $3,000,000, with a median of $1,530,000. The three that closed in 2026 came in at $1,400,000 in July, $1,660,000 in August, and $3,000,000 back in June. Median price per square foot was $445.
 
At four sales a year, treat every one of those numbers as a direction rather than a reading. One unusual house moves the median.
 
One address is worth a look. A home on SW 23rd Court closed in October 2025 at $1,000,000 as a three bedroom. The same house, same square footage, closed again nine months later at $1,400,000 as a four bedroom. Someone converted a room and picked up $400,000.
 
That's a single house, so don't read a trend into it. It does say something about the distance between dated and updated inventory here, and it's a reason to look hard at what a comparable actually is before you price off it.

A few real estate sites list a different elementary school for this area. They have it wrong. The Broward County Schools locator returns Fox Trail for these addresses, which I checked in August 2026. Boundaries do change, so confirm with the district before it factors into a decision.
