Why your Broward home insurance bill went up while the headlines said rates dropped
The news says Florida home insurance is finally getting cheaper. Your renewal notice probably says otherwise. Both are right, and the gap between them is exactly where I watch buyers get hurt.
The headlines are pointing at a few real things. Citizens, the state insurer, is cutting rates for a lot of Broward homeowners, and the average cut lands around 14 percent across roughly 27,000 policies here. Another decrease already took effect this summer. 17 new carriers have entered Florida since the reforms, which is real, and more competition helps over time.
Then there's the part that doesn't make the front page. Insurify put the average Florida premium at around $8,300 this year, and close to half of Florida homeowners still saw their bill go up over the last twelve months. So which is it, cheaper or more expensive? For most people here, more expensive, even in a year with rate cuts in the news.
The reason isn't complicated once you see it. The cuts are concentrated in Citizens policies, and most Broward homeowners are with private carriers. Those cuts also land at renewal, not the day the announcement runs. And private premiums track the cost to rebuild your specific house, which hasn't stopped climbing. A 14 percent cut on a policy you don't hold does nothing for your bill.
It helps to think about what a private carrier is actually pricing. They're not pricing the news. They're pricing what it costs to rebuild your home today, with today's labor and materials, plus the risk that comes with where it sits. In Broward that means wind exposure, roof condition, and how close you are to the water. Those inputs have been drifting up for years, and a headline about Citizens doesn't touch any of them.
I've been doing this in Broward for 23 years, through four different market cycles, and one rule has held the whole time. Never set your home budget off an insurance headline. Set it off a real quote on the actual house. Roof age, the year it was built, the distance to water, the construction type, all of it moves the number more than any statewide average ever will. I've watched a great house turn into a bad deal at the closing table because the buyer budgeted off something they read online instead of a quote on the property in front of them.
What actually helps depends on where you sit.
If you're buying, get a real insurance quote on the specific home before you fall in love with it and before you lock your budget. Not a ballpark, an actual quote. It's the cheapest way to avoid the worst surprise in the whole process.
If you already own, reshop at renewal. With 17 new carriers writing in Florida, there's more competition than there's been in years, but it only helps the people who pick up the phone and ask. Loyalty doesn't get rewarded here. A few quotes might.
None of this is a reason to panic, and it's not a reason to wait either. It's a reason to underwrite the house, not the headline.
