What to bring with you when you apply for a loan?

Proof of Income
 
This is essential to show lenders that you have a reliable source of money to cover monthly payments. Typical documents include recent pay stubs, tax returns, and W-2 or 1099 forms. Make sure to have documents from at least the past two years to provide a comprehensive view of your earnings.
 

Proof of Assets

 

Assets can help demonstrate your financial stability beyond your income. This includes bank statements for checking and savings accounts, investment account statements, real estate or automobile titles, and other documents that prove ownership of valuable assets. These reassure lenders that you have reserves to cover the loan if income sources dry up.
 
Good Credit
 
Your credit score is a critical factor in securing a loan as it indicates your reliability in managing and repaying debt. Typically, a score of 670 or higher is considered good. Be sure to check your credit report for any inaccuracies before you apply, and bring a recent credit report or know your score.
 

Employment Verification

 

Lenders want to verify that you are gainfully employed and earn a stable income. A letter from your employer, recent pay stubs, or contact information for someone who can confirm your employment might be required. This ensures the lender that your current income is secure and expected to continue.

 

Navigating Homebuyer Grants: Up to $100K in Financial Assistance

If the financial hurdle of a down payment and closing costs is keeping you from your dream home, you're not alone. The good news is that significant help is available through various homebuyer grants, which can provide up to $100,000 to cover these expenses especially for first-time buyers. These grants, often funded by government sources, require meeting certain conditions like income limits and residency requirements but generally do not need to be repaid.

 

Finding and Applying for Grants:

 

Start Here: Visit HUD.gov for a list of available grants by state and city.

Eligibility: Income limits and residency requirements apply. Some grants also have property type restrictions.

Considerations: Using grants may impact your ability to negotiate and refinance. Sellers might view offers backed by grant assistance as less competitive, particularly in hot markets.


Looking for More Flexibility?

Consider Fannie Mae's 3% down program if you need fewer restrictions. It offers a reduced down payment option for first-time buyers.
